According to the experts at Realtor.com, many homeowners fall victim to simple mistakes when designing a patio or back deck.

These are the four things you must avoid or you risk a costly repair or a negative impact on your home’s value.

PLANTING WITHOUT PLANNING

A simple mistake is adding your favorite flowers or plants without doing any research to ensure they will thrive in your garden.

“No matter where you live, find your hardiness zone before you buy or plant anything in an area unfamiliar to you,” said Susan Brandt, a gardening expert with Blooming Secrets.

There are several hardiness zones in the US, and if you bring plants into your yard without considering regional restrictions, you may see a sad, wilted lawn.

Also, make sure you consider the sunlight needs of the plants and position them around your home accordingly.

“Full sun means the plant needs six or more hours of sunshine; Partial sun means only half that amount; and full shade means no direct sun, period,” Brandt explained.

If you are new to plants, start with potted plants that you can move around your garden or patio as needed.

FORGET TO CHECK LOCAL REGULATIONS

Before embarking on an ambitious remodel, check local laws, including city statutes and HOA regulations.

Otherwise, you could violate the guidelines in your neighborhood regarding easements, sidewalks, or driveways and end up being responsible for repairing damage.

This is especially important before planting trees or shrubs.

“Removal and return are the responsibility of the homeowner,” Brandt said. “Make sure you know your local laws before you start planting.”

ADDING A POOL WITH NO CLIMATE IN MIND

When you finally secure the funds for your dream home and pool, you may have a specific vision in mind.

However, some aspects of your perfect pool may not be weatherproof. Therefore, speak to a professional about the restrictions in your area.

“Stone tile will not survive a freeze-thaw cycle in northern areas,” Cristina Miguelez, a home improvement expert at Fixr, told Realtor.com.

Damage may not be immediately apparent, but a few harsh winters can cause your patio or pool deck to crack.

“This also applies to slab concrete terraces and some stamped concrete terraces,” added Miguelez.

Proceed with caution and be willing to compromise when designing your dream patio.

USE OF INDOOR FURNITURE ON THE TERRACE

Marco Bizzley, interior designer and consultant at HouseGrail, shared an inexplicably common mistake that looks cheap.

“People get swept up in decor items, like putting an old sofa outside or even putting artificial plants outside,” Bizzley said.

In theory, using older indoor furniture outdoors is a great way to save money. But furniture that isn’t made to withstand the elements simply won’t.

Maintaining or cleaning your furniture also presents a challenge, and you may find that seemingly durable furniture quickly fades in the sun.

When your furniture or fixtures are damaged or soaked, not only do you need to dispose of them, you may even need a specialist service to collect them.

“Don’t do it,” the designer warned. “It looks cluttered and more like a flea market.”

Instead, be patient and wait for the design you want in weatherproof materials to go on sale.
